Why buy in Thailand - some questions you may have

Q. How can I be sure that I will own and have title to the property
A. The property and building plots have separate deeds (called chanorts) which are similar to UK registered title deeds for freeholds

Q. I have heard that foreigners cannot own land in Thailand
A. Yes this is true, however this house and land are owned by a Thai registered company (Lloyds Ltd Thailand), so you can purchase the shares of the company  or use one of the other legal methods

Q. Does it cost a lot to do this
A. No, the transfer costs WILL BE PAID BY US, your only other cost would be that of a lawyer. Usually the company lawyer will act for both parties reducing your costs further

Q. What are the running costs of the house
A. As it is new it will depend on you but to give you an example of the last two months costs are as follows:

  • Rates and refuse collection .25pence per month
  • Mains water meter including pool top up and garden £4.71 per month
  • Gas £1.50 per month
  • Electricity including air conditioning, pool etc £40.00 per month
     

Q. What other costs are involved
A. About £214 to file an annual return for your company, television by two satellites depending on your channel choice

Q. How do I pay for it
A. You can pay some in the UK in sterling to save exchange rates, the balance is paid in Thai Baht to our lawyer in Thailand. This should be transferred to your Thai bank account in your own currency - not in Bahts. We will also offer a 50% down payment and twelve monthly payments at an interest rate of 5%

Q. Do I need a Thai lawyer
A. Up to you as we have said most use the same lawyer as it is a simple a company transfer, ours speaks good English
